As a small bed and breakfast, cancellations affect us greatly. Please notify us as soon as possible if your reservation needs to be changed or canceled.
Fourteen days or more in advance of arrival; Full refund.
Less than fourteen days in advance; Guest is responsible for the cost of one night's stay.
No shows will be charged for the entire stay.
Cancellations may be made by email (email@example.com) or through a phone message (603-924-3280). In the event of a cancellation a confirmation email will be sent to you.
Two Night Stay Requirement
A two night stay is required on weekends from Memorial Day through the end of October, and other select weekends throughout the year.
Reservation of the Entire Inn
If you wish to reserve the entire inn, a deposit of 50% is due at the time the reservation is made.
Check-In and Check-Out Times
Check-in time is from 3PM to 6PM
Check-out time is 11AM
Other check-in times may be accommodated only with advance notice. Please contact us if such arrangements are needed.
For comfort, health and safety reasons, smoking and open flames are not permitted anywhere inside the B&B or on the grounds. Violation of this policy may result in an immediate request to leave without refund. An additional cleaning charge will be assessed for each room affected.
Guests must report any property damage to the hosts. Any guest not reporting damage will be charged the full fee for cleaning, repair or replacement.
Unlawful and Unacceptable Activities
Underage drinking, use of illegal substances, excessive noise, and other unacceptable behaviors may result in an immediate request to leave without refund. Law enforcement will be summoned if necessary.
Guests may entertain visitors between the hours of 11AM and 8PM. Visitors are not permitted for breakfast or allowed to stay as an extra person for any room.
Due to its intimate nature, our B&B is not recommended for infants and small children. Our guest rooms have a maximum occupancy of two guests per room regardless of age and each room must be occupied by at least one adult over age 18.
Pets are not permitted at this time.
Service animals, by law, are welcome. A service animal is defined by the ADA as a dog that is individually trained to do work or perform tasks for a person with a disability. Service animals must be harnessed, leashed, or tethered. Damage caused by a service animal will incur a minimum $100 charge for repair/cleaning, up to the total amount required to restore the room to prior condition. Service animals must stay with the guest at all times.
Emotional Support Animals do not qualify as service animals under the ADA and are not permitted at this time.
